ALTSTADT
... 


is an architectural studio based in Brussels, founded by Jan de Moffarts and Steven Bosmans. ALTSTADT seeks to combine its specific know-how in the restoration, reconversion and re-activation of historical buildings, with its search for methodical and conceptually precise design. Heritage, as a built presence of the collective memory and therefore essentially public space, is a central theme but not a focus. The main ambition is making spatially precise, clear, and sensible projects, independent of the origins and scope of the project, with radicality and subtlety as alternating and mutually reinforcing intentions.


Within this framework ALTSTADT is working on projects and studies of all sizes and origins in Brussels and beyond, notably the restoration and extension of a social-cultural centre in Antwerp, the refurbishment of an office complex in Brussels, the reorganisation of accesses to the Tour &#38;amp; Taxis park, the restoration of a castle near Namur,&#38;nbsp; the reconversion of the Vynckiersite in Gent and the competitions for several cultural centres in Brussels. Collaborations with other practices, such as URA, NWLND, OUEST, 51N4E, NU, ORG PER MOD, OFFICE KGDVS,…, as well as with academic institutions such as KUL and VUB, are an essential part in the web of activities. In these ALTSTADT alternates between the roles of designer and advisor.

Jan de Moffarts (°1980) studied architecture at Ghent University and specialised in urban planning at KU Leuven. He began his career at Stéphane Beel in Ghent before working as a project manager at Origin Architecture &#38;amp; Engineering. In 2016, he founded his own practice, JDMA, launching with the Gare Maritime project on the Tour &#38;amp; Taxis site. Beyond his office, he has been a practitioner at VUB, KU Leuven, and Sint-Lucas in Brussels and Ghent, frequently participating in juries and guest lectures. He is also a member of the Royal Commission for Monuments and Sites in the Brussels-Capital Region and serves as a director for Renovas.


Steven Bosmans (°1983) studied architecture and urban design at Ghent University. From 2007 to 2018, he was a principal at OFFICE Kersten Geers David Van Severen, overseeing projects of varying scales. In 2018, he partnered with Jan de Moffarts, bringing his expertise in contemporary design and urban development. Alongside his practice, he taught architectural design at UGent and is actively involved in academic discourse through juries and lectures.Griet Bronselaer (°1986) combines a specialized academic background from Sint-Lucas Ghent and KU Leuven in heritage conservation with years of experience in complex restoration projects at Origin and Altstadt. She pairs deep technical expertise in restoration and a passion for heritage research with extensive experience in both public and private commissions.

Michael Langeder (°1981) studied architecture and urbanism at the Graz University of Technology, the Universidad Politécnica de Valencia, and the Universidad Politécnica de Caracas. He developed a conceptual practice that approaches architecture from a distinct scenographic and artistic vision. This approach was shaped by his experience at OFFICE Kersten Geers David Van Severen and various artistic collaborations in his own name.

The
Hotel de la Poste is the old post office on the site of Thurn &#38;amp;
Taxis. In the post office, a mixed programme is set up in a
historically valuable building. The ground floor of the Hotel de la
Poste has already been converted into a party room. A complementary
programme will be set up on the floors: a bar, restaurant, cinema,
gallery, meeting rooms and commercial spaces. The design examines the
optimal implantation of the programme, circulation, evacuation and
integration of lifts, compartmentalisation and the integration of
techniques in relation to heritage. 


Belvedere
- lodge at the existing monumental building


In
the final phase, the assignment consisted of creating a terrace on
the first floor in front of the dining room of the Hotel de la Poste.
The main idea of the project was to integrate this new space into its
materiality without undermining the monumentality of the building. A
light waffle structure made of welded finsn resting on slnder needle-like columns, &#38;nbsp;forming an elegant roof
structure that contrasts with the massive existing building. Floors
in perforated metal and light balustrades with welded-in net give the
structure transparency and allow light to pass through. In this way,
the terrace becomes a kind of lodge and enhances the quality of the
new programme.

A townhouse in Leuven is occupied year-round by two residents,&#38;nbsp;but regularly transforms into a temporary home for an extended&#38;nbsp;family. 
The architectural interventions respond to this shifting&#38;nbsp;occupancy with subtle adjustments that improve comfort without
altering the house’s fundamental character.


Upstairs, two bathrooms have been reconfigured to reflect their&#38;nbsp;
intended use. One, compact and efficient, serves the permanent
residents; the other is more generous, designed for family visits
during holidays. Their size and layout anticipate the rhythm of
presence and absence that defines the house.


On the ground floor, the kitchen becomes the project’s central
space. Rebuilt as both a functional workspace and a place of
gathering, it accommodates daily routines as well as larger family
moments. It opens onto a new balcony, added to the rear façade.


Elevated above the garden, this balcony operates as a threshold&#38;nbsp;between interior and exterior.
The balcony connects to a wide terrace at garden level, conceived
as an outdoor living room. During summer months, it offers
space for meals, rest, and play. At the far end of the garden, a new
natural pool completes the sequence.


Each intervention is precise and restrained, forming a coherent&#38;nbsp;
spatial thread that links the domestic interior to the landscape.&#38;nbsp;
Together, they allow the house to expand and contract in response&#38;nbsp;to changing needs, without compromising its clarity or
calm.&#38;nbsp;

Located near the Koekelberg Basilica in Brussels, this renovation revitalizes a 1941 residence by redefining its relationship with the south-facing garden. The intervention activates the rear of the home—historically a raw, utilitarian facade—by introducing a transparent, full-height timber volume.

This architectural addition acts as a multi-functional filter: it is at once a circulation core, a winter garden, and an extension of the living zones. The program is reimagined as an atypical vertical stack, where the kitchen, dining, and living spaces orient themselves toward the exterior. The sous-sol is activated, transformed into a garden-level guest suite and office.

The tectonic approach emphasizes a lightweight, dry-assembly construction logic. The floors of the extension utilize slender steel beams and permeable wooden structures—a perforated CLT panel on the ground floor and timber lattice work above—to dissolve the visual boundary between levels while minimizing structural load. Defined by a stack of expansive sliding windows in FSC-certified timber frames, the façade can be completely retracted, transforming the glazed volume into a series of open-air terraces.

Ultimately, the project champions transformation through subtle addition rather than the erase-and-replace logic of demolition. By preserving the existing masonry shell and "grafting" this lightweight structure onto the rear, the design minimizes waste and respects the embodied energy of the original construction. This approach embodies a durable, circular ethos—extending the building’s lifecycle and adapting it to contemporary living standards without the heavy environmental cost of extensive reconstruction.

ALTSTADT, in association with the engineering firms Peritas and Bollinger+Grohmann, has won the competition to renovate the Sint-Martinus church in Kester and partially convert it into a community centre with an events hall, café and meeting rooms. 

All the functions required by the new programme for Sint-Martinus are accommodated within the existing volume of the church. These new functions make maximum use of the existing spaces: the largest, the multi-purpose hall and the prayer space, are located in the central nave and choir. The ancillary functions, such as the café and meeting rooms, are located in the aisles of the church, in enclosed spaces where comfort can be controlled. Finally, the support functions, such as the kitchen and storage areas, are located in the four corners of the building, reinforcing its cross-shaped plan. 
By placing the programmes so close together, the different functions can be cross-activated and used to their full potential. In the case of a major event, for example, the central hall can extend into the aisles and galleries. On the other hand, when it is not in use, the café has a vast interior terrace. 
Such compact programming also means that the garden space around the church is completely free, allowing it to be opened up to the public as a communal garden.

	The project takes advantage of the necessary renovation of certain parts of the building, in particular the roof, to insert new volumes. These are made entirely of wood, and define controlled and isolated spaces within the church. They open generously onto the nave using folding windows, and their 'roof' serves as accessible balconies in the event of major events. A series of light, reversible interventions completes the flexibility of the new spaces: movable curtain and bleachers between the prayer space and the multi-purpose hall, ceiling veil for thermal and acoustic comfort, etc...

The green space adjoining the Sint-Martinus church, now abandoned, is being given a new lease of life through a series of external interventions and an opening onto the forecourt. The functions of HoReCa justify the creation of a covered outdoor terrace on the north side, whose typology has been applied to create a signal on either side of the church. In a similar way, the meeting rooms benefit from a sunny outdoor space on the south side. As the various functions open generously onto each other, the entire multi-purpose hall can spill out into the newly redesigned garden. In this garden, a kiosk forms the link between the forecourt, which is currently mineral, and the green space, like a filter, ensuring greater privacy for the latter. Waterloo 115 is a redevelopment project and competition launched through an Open Call by the Brussels Bouwmeester. It transforms a former university building into a versatile urban hub featuring apartments, a hotel, fitness facilities, hospitality, and coworking spaces. The design builds upon the building’s rich heritage, translating it into a contemporary architectural concept where openness, connectivity, and quality of living take center stage.

	A key intervention in the design is the transformation of the ground floor. Currently characterized by a closed-off appearance, the building will be reconnected to the city and its surroundings through strategic openings. A spacious inner courtyard enhances transparency and accessibility, while voids and staircases establish visual connections between different levels. The four interior courtyards each receive a specific programmatic function, naturally interweaving the diverse uses of the building.

Inside, the layout focuses on an efficient typology that merges heritage with contemporary residential quality. The combination of apartments and hotel rooms optimizes space while leveraging the intrinsic qualities of the existing structure. Corner apartments benefit from natural light and expansive views, while carefully integrated outdoor spaces respect the historical façade composition.

The top floor is reimagined as an urban balcony, where high-end residences offer panoramic views over Brussels. Through a horizontal design language and strategic material choices, this new addition seamlessly integrates with the original architecture.

The Belliard-Trèves project reconfigures two architecturally distinct office buildings into a single, coherent ensemble. The intervention seeks to consolidate character while unlocking spatial and environmental potential deep within the urban block. At its core lies a strategy of compacting the built volume, reducing the footprint, and opening the ground plane toward a new, shared garden.


	Both buildings retain their specific identities: the corner structure—Brussimmo by Philippe Samyn—is approached with near-restorative care, preserving its expressive high-tech character. The adjacent volume on Belliard Street, defined by prefabricated concrete panels, is adapted more liberally, with renewed façades and enlarged openings to engage the inner courtyard.The fragmented rear zone between the buildings is transformed into a central garden. Existing low-rise volumes are partially dismantled, making way for a more compact two-storey addition that allows for greater permeability and outdoor quality. The garden becomes the new spatial anchor—visually and functionally connecting both buildings and offering a rare moment of softness in the dense European Quarter.Interfaces between inside and outside are reworked throughout. Along the garden, façades are opened up to maximise light and interaction. At Brussimmo, the existing double façade is deepened into a stepped winter garden—a habitable buffer that links all floors and creates a continuous balcony overlooking the green space. On the Belliard side, windows are extended to floor level, enhancing transparency. A new rooftop addition engages in quiet dialogue with Brussimmo’s iconic dome, establishing a new silhouette for the unified complex.

The Ancienne Belgique is Belgium’s most renowned concert hall for alternative music, and one of Flanders seven main cultural institutions. However, its external presence on the central Boulevard Anspach is very modest, if not anonymous. Hidden behind two neoclassical elevations, it lacks a formal entrance and a extravert, welcoming “face” to its rich inner life.

When ALTSTADT, in collaboration with Kollektif Landscape, was asked to design a green façade for the institute, the initial suggestion for a typical living wall as a cosmetic green layer on the sandstone façade, was quickly dismissed, for a number of reasons. Instead, we proposed an actual garden, rooted in a large earth basin, hanging from the façade. This hanging garden doubles as a canopy, welcoming the daily crowds, as well as a billboard, communicating its programme through light installations.

	The canopy consists of a galvanized steel containes, attached to the corniche of the current bluestone entrance portal, and support by a series of cables. The underside is finished by a continuous surface in standard metal grills, which extend from the edges of the garden containers and form a translucent edge, blurring the boundaries of the canopy and leaving the original facades visible.
