Residence Beaulieu is a redevelopment project in Brussels that transforms a former office complex into a vibrant, mixed-use urban environment. By preserving and reusing nearly 70% of the existing building volume, circular construction becomes the foundation of the design. Existing structures are carefully integrated using sustainable materials and techniques, reducing environmental impact while enhancing the architectural value of the site.



























The project introduces a new openness to the site, replacing closed volumes with passageways and public spaces. The former atrium is transformed into a central urban axis, connecting different zones and making the site accessible to pedestrians and cyclists. This approach fosters interaction and a sense of community.











Residence Beaulieu functions as a city within the city, offering a mix of housing, commercial spaces, offices, and community facilities, including sports and cultural spaces. A variety of housing typologies—ranging from pass-through apartments to studios and duplexes—ensures inclusivity and diversity.



















Sustainability is a key driver of the project. A fossil-free energy supply is achieved through geothermal storage and solar energy, while rainwater collection supports irrigation and plumbing. Green façades and roof gardens contribute to biodiversity and improve the microclimate. Thoughtful orientation and façade openings enhance energy efficiency and indoor comfort.

The architectural approach balances heritage and modernity, with new volumes engaging in dialogue with the existing structures. The result is a contemporary ensemble that respects the past while defining a new urban identity.

Residence Beaulieu is more than a redevelopment—it is a model for the future of urban transformation, where sustainability, community, and architectural innovation come together to create a lively and inclusive city environment.
